Sanskara – The Development

Sanskara, the 7th wave is a 200-hectare site, half-way between Brisbane and the Gold Coast.

The Sanskara team has high ambitions of fostering a centre that supports research, high-value sector development and Olympic Games delivery whilst providing a centre leveraging best practice urban design for living, working and enjoying.

Sanskara is strategically located in Ormeau on the northern Gold Coast, some 28 kms from the Southport CBD and 38 kms from the Brisbane CBD. It is close to the regionally significant Yatala Enterprise Area, has over 2.5 kms of frontage to the Gold Coast Rail Line and is between the M1 Motorway and future Coomera Connector.

The site was included in the Urban Footprint in 2017 in the latest South East Queensland Regional Plan.

Sanskara represents the 7th wave of built form evolution on the Gold Coast.

From the early coastal villages through to recent transit oriented development, Sanskara is pushing the boundaries of future living, working and enjoyment.

Climate Positive

In line with the ambitions of government to deliver a “climate positive” 2032 Games, Sanskara seeks to absorb or remove more carbon than it produces to become ‘carbon negative’, otherwise known as being climate positive.

The first step in this process is the on-site approved solar farm (Sanskara Solar) capable of generating capacity of 33.5MW. This is currently the largest known renewable energy facility on the Gold Coast and South East Queensland. The proposed solar farm is unique in Australia, being located within an urban setting and very close to potential users. The energy it produces will power the delivery of a renewable energy industrial precinct to support advanced manufacturing and supply on-site residential energy needs.

2032 Olympics

The core of Sanskara, around the proposed rail station has been allocated as an “Olympic Investigation Area” primarily to support efforts associated with Games legacy or operations. This could include items like an athletes village, operational accommodation, press & broadcast requirements, industry attraction and a live site at Games time. It has also been allocated to support opportunities associated with major events to be delivered in Australia in the lead up to 2032 including the potential Rugby World Cup 2027.

Specific allocation has also been provided to enable national sports associations headquarters to be based on the site with associated field of play opportunities such as Olympic standard skate park facilities and Olympic standard climbing walls integrated into the headquarter offering and public realm.

Sector Development

Economic analysis of the Gold Coast and the region more broadly highlights an opportunity for Sanskara to support the agglomeration of advanced manufacturing and commercialisation of R&D activities. The emergence of Industry 4.0 technologies and the critical importance they will play as Australia seeks to grow manufacturing capability and supply chain resilience cannot be understated. Sanskara’s masterplan has been designed to support these activities.

In addition, the development of Australia’s largest urban solar farm is collocated with a dedicated R&D facility to enable renewable energy research to be real-world tested and commercialised.

To fully develop Sanskara will require some $1.3b in civil engineering and commercial, community and residential building works.

The construction phase would generate over 2,000 person-years direct employment on the Gold Coast and a further 3,800 person-years employment in other supporting Gold Coast industries as supply chain effects. There would be additional flow-on economic activity outside the Gold Coast as the impacts flowed to the broader Queensland economy.

At full development, Sanskara has the capacity to employ over 5,300 people on the site. It is expected that these jobs would be mainly in Advanced Manufacturing, Technical, Scientific and other industries. The supply chain effects in other industries would result in a gain of a further 2,100 person-years direct employment on the Gold Coast. Additional jobs would be directly generated outside the Gold Coast.

Infrastructure

Sanskara presents significant opportunity for government to leverage the current and proposed transport investment.

The rail line between Beenleigh and Ormeau is the longest section without a train station on the line. This has been historically logical, due to the rural land use, however with planning well underway for Sanskara, there is opportunity to leverage the significant transport investment made in the region.

In addition, inclusion of an all turns interchange connection to the Coomera Connector facilitates opportunity for highway land use benefits associated with warehousing, logistics and Games lane opportunities at Games time. These critical infrastructure interventions unlock the site’s potential.

The northern Gold Coast region is one of the fastest growing populations in Australia. Many of the new residents calling the northern Gold Coast home are young families with growing needs for community infrastructure. This development seeks to support the delivery of this infrastructure in the form of open space, childcare, youth precincts and health care.
